EVs and Home Values: What the Research Shows

One of the less-discussed benefits of EV ownership is its impact on home value. Multiple studies have found that homes with Level 2 EV chargers sell faster and for more money than comparable homes without. Here’s what the research shows.
The Data
A 2024 Lawrence Berkeley National Laboratory study found that homes with Level 2 EV chargers sold for approximately $4,000-$5,000 more than comparable homes without chargers. The premium was highest in markets with high EV adoption rates — coastal California, the Pacific Northwest, and Colorado — and lowest in markets where EVs remain rare.
A 2025 Zillow analysis found that homes listed with “EV charging” in the listing sold 1.5 days faster than comparable homes without, suggesting that EV owners actively seek out homes with charging infrastructure.
Why the Premium Exists
The premium is driven by two factors:
Practical value: A Level 2 charger installation costs $500-$2,000. A home buyer who wants to own an EV and doesn’t have a garage charger effectively needs to pay for that installation themselves. A home with an existing charger is worth more to them because it eliminates that cost and hassle.
Lifestyle signaling: Homes with EV chargers tend to be in neighborhoods with higher incomes, newer construction, and more progressive environmental values. The correlation between EV charging and home value may partly reflect these other factors rather than the charger itself.
What Sellers Should Know
If you have a Level 2 EV charger installed in your home and are selling, highlight it in the listing. “Level 2 EV charger included” is a meaningful feature that resonates with EV-interested buyers.
If you don’t have a charger and are considering selling, installing one before listing may be worthwhile. At $500-$2,000 installed, the $4,000+ home value premium suggests a positive ROI in most markets.
For Home Buyers
If you’re buying a home and planning to own an EV, a home with an existing Level 2 charger is worth significant value — you should factor that into your offer. A home without a charger means you’ll need to invest in installation, which adds to your total cost of ownership.
